There are several situations where knowing the price minimum of one property will add value. from a inheritance to the possible sale and purchase of an ideal home, for give examples. Have a point of reference, always help.
For the Spanish territory, know the minimum value of a house , it is quite easy and quick to look at, even if it doesn't seem like it.
This year the General Directorate of Cadastre publishes what which they call the new Reference Value . So much individually for each property, as in map format with zonal mean values. The Reference Value will be, roughly speaking, the minimum market price of a property .
Although later we explain the concept and how it is Calculate, first, let's see how to know the amount minimum that our house is worth based on the Value of Cadastral Reference .
Content menu:
To know the cadastral reference value of a property , the first thing we need to know is the cadastral reference (the system asks us for it) and then, We will go in to see prices. We must follow the following steps:
If you know it, you can go to step 2. If you don't know it, you can find it from the following link HERE and search for two options:
And by means of the map we would have the following image:
In the previous process you can consult any Ref. Cadastral for Spain (except for the Basque Country and Navarra), whether for look at your house, that of the neighbor or to consult the reference of the apartment you want to buy, for example.
Now that we have the Cadastral Ref. We will have to access Cadastre from HERE for an urban property. and click in "Reference Value Query" as the picture next:
On the screen that appears. We will put our ID and who call the IDESP or Support Number (old ID with chip) or the NUM SUPPORT (modern DNI) as we see in the image next:
Once we have validated the DNI, a message will appear. section that we have to fill in. We select purpose, date and we put the DNI and the Cadastral Ref. .
When filling in and clicking on «Value of Reference» a new one will appear window with the information of the property and the Value of Property reference. As we see in the following image:
Note: In the form, we can consult any cadastral reference that we know.
Now, we need to understand what is the Reference Value of a property in Cadastre, and it's simple.
The Reference Value of a property in the Cadastre is a monetary module (Euros/m2) based on the prices of all the real estate sales effectively carried out before a notary or registered in the Property Registry .
But… what if I want to find a more real value of the property?
In this section we can calculate it in three different ways and that they are quite fast:
1.- Real property value based on the Value of Reference obtained before
Now, since we already have a base reference. We will adjust the Reference Value to calculate the real and market value of a property , such as the next image:
To learn a little more about the new concept of Value of Reference that you can also consult HERE, we expose it in the following diagram comparing it with the Value Cadastral :
Overall and for most properties, the value at the obtained with this simple query and calculation, it is quite consistent, for example, to set the minimum value sale of a property or test the value for make a purchase.
2.- Real value of the property by comparison of housing
If you still have doubts, and we want to verify the value from the real market of the property we have a second option. We can more or less do what we explained in the article about the best way to buy a house.
How to calculate the real value of a house? It basically consists of collecting 6 goods for sale in the neighborhood where we want to buy the house with similar characteristics. And from them, we extract the mean of the value per m2 built (Euros/m2 built), that is:
Obviously, in the calculations of a appraisal other factors influence (State of the housing, height, age of the building, etc.), but, for the estimate of the sale of a floor with the previous graph we will have a value pretty close.
3.- Real value of the property according to Idealist
And if you are still determined to know the market price of a house and compare, we have a third way of calculating it. From Idealista can help at this link.
They provide you with a real estate valuation quickly by simply adding the data of the house. Yeah leave the Email, you will have a small appraisal report, it is only informative, but long and well structured.
Note: From the data obtained in Idealista (Final evaluation floor), you should remove at least 10% of the value for possible commissions or discounts, you will have a more real value of the real-estate market. And if you are selling the property, look at the article about what is home staging and its techniques of how apply them at home.
But, we can see more things from the Cadastre. Well yes!…
To consult zonal average values by city and neighborhood (All estimates with Reference Value), we will only have to go to the next cadastre map without having to register:
The modules that we see on the map for urban properties are average values per square meter (Euros/m2) according to properties with standard characteristics of the area (According to typology constructive, average surface, quality, age and state of conservation). As indicated in the annotation that appears in the lower right margin.
In the case of rustics, the values assigned are by representative crops (€/HA).
Check the low price of a house , home or farm always adds value, especially when we are dealing with the real estate market for a purchase or compare values. Not counting, of course, in inheritances or donations, which here, can be a relevant value.
